A seller has to pay off any existing mortgages on the real estate and a buyer needs to know that it’s been paid off so that he or she is getting clear title. We, as attorneys, make sure that this happens. We identify who holds mortgages on your property or who may have a lien on your property. We reach out to those parties in advance to the closing to determine what the remaining obligation, if any, is and then we make sure that as part of the closing process, sufficient funds are held out and paid to these parties to clear that title. We do that for you. It’s not something that you have to worry about as part of your closing.
